This morning I looked at a shabby 4plex near my current neighborhood. Only the outside. The grounds are pretty filthy, there are kids toys outside the 3 occupied units, and this tells me the current tenants probably aren't great neighbors.

Then I checked out a 100+ unit complex in West Oakland that's new & clean. A uniformed woman was cleaning up the sidewalk outside & I stopped to talk with her, ask her her impression of the property & neighbors.

Left a msg at the leasing office for the W Oakland one. I haven't lived in anything larger than a 4plex since the 80s. But I've also never lived anywhere newer than a maybe 30 year old building. These are less than 8 years old, and supposedly built green.
